Before you book
What is BluDoor Collection, and where can I stay?
BluDoor Collection is developing a collection of private homes and personal hospitality services for Mauritius, California, Oregon, Washington, and Utah. Only homes and services shown as available and subsequently confirmed are bookable; a marketed destination is not a promise of active inventory.
Who is responsible for my reservation?
Before you pay, the booking details identify the accommodation supplier, the property operator, BluDoor’s role, and the payment-collecting entity. The Terms & Conditions explain the general relationship, while the Guest Booking Policy sets out the detailed stay rules.
How do I book, and when is it confirmed?
Select an available home and dates, enter accurate guest details, and review the price, property rules, cancellation terms, and required arrival steps. A booking request or card authorization is not confirmation; BluDoor sends written acceptance after any required owner approval and the initial payment conditions disclosed for confirmation have been satisfied. Future installments under an agreed payment plan do not prevent confirmation.
Any ID check or other requirement that remains due before arrival must be explained before you pay, including its deadline and consequences. The full rental agreement must also be available before payment, even if a signature is due later; we do not use an arrival guide to introduce an undisclosed commercial obligation.
How old do I need to be?
The standard minimum age for the Booking Guest is 25, subject to lawful property requirements and any written exception approved before booking. Review the requirement shown for your selected home; the standard is a BluDoor booking condition, not a statement that every destination sets this age by law.
Can I book for someone else?
Please contact concierge@bludoorcollection.com before paying. BluDoor must approve and record the responsible traveler and payment arrangement; normally, the Booking Guest is part of the traveling party.
Can I tour a home before booking?
Ask the concierge whether a visit can be arranged. Homes are private residences, and a tour is not guaranteed or permitted during another guest’s stay without appropriate arrangements.
Are homes suitable for children or guests with accessibility needs?
Features vary by home, so review the actual listing rather than assuming a home has step-free access or child-safety equipment. We can help clarify entry steps, pathways, doorways, bedrooms, bathrooms, pools, balconies, and other important features.
Parents and caregivers should plan appropriate supervision. Please share functional requirements rather than unnecessary medical details; if sensitive information is needed, we will explain an appropriate process.
Are events or commercial shoots allowed?
Not without written approval and any required separate agreement, permits, or insurance. A property may be unable to host an event even with extra payment, and approval cannot override local or community restrictions.
Can I book a longer stay?
Ask the concierge before committing. Extended stays need location-specific terms for payments, utilities, cleaning, cancellation, deposits, and access, and may carry occupancy or tenancy rights that cannot be waived.
Prices, payments, and cancellations
What is included in the price?
The displayed accommodation price includes unavoidable accommodation fees, rather than adding mandatory cleaning or platform charges only at the final step. Government taxes may be separate where permitted, but the complete payable total must be visible before you purchase.
Selected pets and optional concierge purchases are itemized as applicable. A refundable deposit or card hold, if required, is shown separately with its timing and release terms.
When do I pay, and which methods are accepted?
Unless an alternative schedule is disclosed and agreed, payment is due in full when the reservation is confirmed. The checkout identifies available payment methods, currency, payment recipient, and any later authorized charges.
What is the cancellation policy?
The following standard applies unless a different lawful rate or property policy was clearly identified and agreed before payment. Mandatory cancellation rights come first. For a cancellation before check-in, the same-local-calendar-day row then takes priority; otherwise use the time remaining until the property’s scheduled local check-in. “Same calendar day” means the property's local calendar date, not a rolling 24-hour period.

“Accommodation Booking Total” includes accommodation, mandatory booking charges, selected pet fees, required damage-waiver fees, and applicable lodging taxes. It excludes a separately refundable deposit or hold and separately purchased concierge services; taxes are adjusted as required by law.
If you have paid only part of the accommodation total, the actual cash refund is the amount collected less the applicable cancellation fee, never below zero, with required legal adjustments. An unpaid fee shortfall is collectible only if lawfully and clearly agreed in advance with appropriate authorization. Future installments are stopped or reconciled under the accepted payment-plan terms and applicable law, without collecting more than the lawful amount due.
Exactly 72 hours falls in the 72-hour tier; exactly 48 hours falls in the 48-hour tier, unless the same-day rule or law overrides it. Separately purchased services follow their pre-agreed supplier terms, with no double deduction; a full accommodation refund will not silently exclude mandatory accommodation fees.
For a covered California hotel or short-term-rental reservation made 72 hours or more before check-in, you may cancel without penalty within 24 hours after confirmation; California law requires at least that cancellation window (California Civil Code § 1748.81, enacted by SB 644).
For a cancellation under that protection, BluDoor will refund all amounts paid to BluDoor for the reservation, including all fees it charged for optional services, to the original form of payment within 30 days of cancellation (California Civil Code § 1748.82).
This protection overrides the same-day fee, ordinary cancellation percentages, and any conflicting optional-service deduction. The statute contains specific exemptions, including qualifying nonpublic negotiated rates and certain undisclosed-property bookings; no exemption will be assumed merely because a rate is described as non-refundable (California Civil Code §§ 1748.81–1748.84).
The Guest Booking Policy contains the full definitions and refund process. Any permitted property-specific replacement must be clearly agreed before payment.
How do I cancel or change my dates?
Use the booking cancellation feature, BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com. State clearly whether you want to cancel or are only asking about a change, and include the reservation reference.
A cancellation is timed from receipt of a clear request, not when our team reads it. Date changes require written confirmation and may change the rate; a request alone does not change or cancel your booking.
How are refunds paid?
Eligible refunds normally return to the original payment method, with a calculation explaining what is refunded or retained. We process them within applicable legal deadlines, although bank posting times may differ; a required cash refund is not replaced with a compulsory future credit.
What if I arrive late, leave early, or cannot travel?
Unused nights and personal travel disruption do not ordinarily create a voluntary refund right outside the accepted cancellation terms. This does not remove remedies if BluDoor cannot provide the contracted stay, the home is unsafe, or applicable law requires a refund.
Should I buy travel insurance?
You may wish to consider it for your own circumstances. Compare the actual terms and exclusions; insurance is optional, no particular loss is guaranteed to be covered, and it does not replace BluDoor’s obligations.
Damage protection and animals
What is the damage waiver?
If a damage waiver is required for your selected stay, its fee, provider or program, limits, exclusions, reporting and claims process, and eligible territory are disclosed with the full terms before payment. Only a waiver expressly included in your reservation applies; this FAQ does not itself provide damage coverage.
A waiver may reduce responsibility for specified accidental damage under its actual terms. It is not unlimited protection and is not insurance unless the actual product is expressly identified as insurance.
Will I also pay a security deposit?
Only if a separate deposit or hold is disclosed and agreed before booking. The amount, deduction rules, collection timing, and release process must be clear; a damage waiver does not automatically authorize a second charge.
What if something is damaged?
Report it promptly through the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com. Whether it is covered depends on the approved waiver, while ordinary wear and tear is not treated as guest damage.
For an uncovered claim, BluDoor will provide an itemized explanation and reasonable evidence, with a way to respond. No unsupported penalty or duplicate recovery is authorized, and applicable payment-dispute rights remain intact.
Can I bring a pet?
Only to a designated pet-friendly home, with the pet disclosed and approved before booking. The listing and checkout explain pet limits, fees, supervision, waste removal, and home-specific restrictions.
What about service animals?
Legally protected assistance animals are handled under the rules applicable to the accommodation, not automatically as pets. Where the law requires service-animal access, BluDoor will not impose a pet fee, prohibited documentation, or advance-permission condition.
You are welcome to contact the concierge about access features, but that is not a blanket requirement to obtain permission. Actual damage is handled on the same lawful basis as other guest damage. Requests are handled under the rules applicable to the selected accommodation and destination, including any different protections for emotional-support animals.
Arrival and life at the home
What are the check-in and checkout times?
Standard check-in is from 4:00 PM and checkout is by 10:00 AM, in the home’s local time. Any different property schedule is disclosed before booking and repeated in your confirmation.
Can I arrive early or leave late?
Please ask through the support channels. Approval depends on cleaning, inspection, maintenance, and other bookings, and any charge must be agreed in advance.
When will I receive access instructions?
The Guest Portal, internal messaging, or pre-arrival email will explain your home’s arrival process once the relevant pre-disclosed requirements are completed. Some homes may use a smart lock and others a different access method; share instructions only with approved guests.
What if I cannot access the home?
Check the property instructions in the BluDoor Guest Portal, internal messaging, or arrival email first. If you still cannot enter:
- Send a clear access-problem message through the BluDoor Guest Portal or internal messaging.
- Email concierge@bludoorcollection.com with the reservation reference, property name, problem, and a callback contact.
- Follow the property’s designated urgent-support instructions if no response arrives promptly.
Do not force entry or attempt an unsafe workaround. Portal messages and email are not emergency services and do not guarantee an immediate response.
Is Wi-Fi included, and what essentials are supplied?
The individual listing confirms internet, bedding, towels, kitchen equipment, toiletries, and other inclusions. Check the specifics before booking, especially if connectivity or a particular item is essential; BluDoor does not promise identical amenities across homes.
Can I have visitors?
Follow the disclosed visitor rules and occupancy limits, and ask before arranging a gathering. Overnight limits, daytime capacity, parking, and community rules may differ.
Are smoking and vaping allowed?
Not indoors. Outdoor rules depend on the listing and applicable safety restrictions, and documented remediation or damage costs may apply if those rules are breached.
Are there cameras or noise monitors?
BluDoor prohibits surveillance cameras or audio recording in private guest interiors and monitoring directed into areas where privacy is reasonably expected. Permitted exterior devices are disclosed before booking by location, operating status, and what they capture, and noise-level sensors do not record conversations.

Can staff or vendors enter during my stay?
Only for a lawful, legitimate reason and with the notice or consent required for that location. An emergency may permit immediate entry where lawful; routine maintenance should be coordinated rather than treated as unlimited access.
Concierge, help, and emergencies
What can the concierge arrange?
Depending on actual availability, requests may include dining, groceries, chefs, transport, wellness services, experiences, or celebrations. Ask early through the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com.
Before you commit, we will confirm the provider, BluDoor’s role, price, any service fee, and cancellation terms. A request for information does not authorize a purchase.
What if the home is not right when I arrive?
Tell us as soon as reasonably possible through the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com. Describe the issue and include photographs when safe; you do not lose all rights merely because a hidden problem was not discovered immediately.
We will investigate and seek an appropriate response, such as cleaning, repair, vendor assistance, a refund, or an agreed alternative. You are not expected to stay in unsafe accommodation while waiting for a solution.
How do I report maintenance or an urgent property issue?
Use the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com and follow the property’s urgent-contact instructions. Tell us what happened, where, and when, without attempting repairs yourself.
If a fire, gas concern, alarm, injury, or other condition presents an immediate threat, use the emergency procedure first. Do not wait for a portal or email response.
What should I do in an emergency?
Contact local emergency services first for an immediate threat to life, health, or safety. Once safe, report the situation through the BluDoor Guest Portal, internal messaging, concierge@bludoorcollection.com, or the property-specific instructions.
Our messaging channels are not emergency-dispatch services. Follow the local emergency details and urgent guest-contact instructions supplied for your property.
What if BluDoor cancels or needs to move my stay?
We will explain the issue and offer available options. You do not have to accept a replacement home, changed dates, or future credit in place of a refund that is due.
If BluDoor cancels before arrival because it cannot provide the stay and no alternative is accepted, the Accommodation Booking Total paid for the cancelled stay is refunded. If the stay is interrupted, the unprovided portion and any additional required remedy are assessed under the Booking Policy and applicable law. Deposits and separate services are reconciled lawfully; termination for a guest's material breach is assessed separately, without automatic forfeiture or duplicate recovery.
What if I leave something behind?
Send a description and your stay details through the Guest Portal, internal messaging, or concierge@bludoorcollection.com. We will make reasonable efforts to locate the item and explain agreed return costs before charging, without guaranteeing recovery.
Privacy and the five documents
How does BluDoor use my personal information?
The Privacy Policy explains how information is handled in connection with bookings, payments, communications, access, safety, and selected services, together with your available choices. Privacy questions and rights requests go to info@bludoorcollection.com.
Do I have to accept marketing to book?
No. Necessary booking messages are separate from optional marketing and applicable cookie or sensitive-data choices; agreeing to booking terms is not blanket consent to every data use.
Should I upload my passport, card details, or medical information in chat?
No. Use only the specifically designated secure process when information is genuinely required, and do not send full card numbers, security codes, passwords, or unnecessary medical records through ordinary email or general messaging.
Which document should I read?
- Guest Booking Policy: Detailed stay, payment, cancellation, house-rule, damage, and remedy rules.
- Booking Checkout Terms: The reservation-specific summary and affirmative acceptance at payment.
- Terms & Conditions: The wider contractual relationship, website use, responsibilities, and disputes.
- Privacy Policy: Personal-data handling and choices, separate from marketing consent.
- Guest FAQ: Plain-language explanations consistent with the four documents above.
Mandatory law takes priority, followed by clearly agreed specific addenda and the applicable detailed policy. No document-priority rule removes a benefit expressly promised in the booking materials.
