Welcome and scope

Every great stay begins at a door, and ours is blue. These rules are intended to make a BluDoor stay clear, comfortable, and thoughtfully supported, while protecting the home and its community.

This policy covers direct reservations through BluDoor Collection and its approved booking channels. “BluDoor,” “we,” and “our” refer to BluDoor Collection in the role identified for your reservation. Before you commit, your booking details identify the accommodation supplier, property operator, BluDoor’s role, and the entity authorized to collect payment.

Read this policy with the Terms & Conditions, the property’s pre-booking disclosures and house rules, and any expressly agreed rate or destination addendum. The Guest FAQ and Booking Checkout Terms explain and summarize the same rules; our Privacy Policy separately explains personal-data handling.

Nonwaivable law comes first. A property, rate, or destination addendum may change a standard rule only if the change is clearly identified and agreed before payment. This Booking Policy governs stay-specific subjects; the Terms & Conditions govern the general relationship. A summary or document-priority clause does not erase a benefit expressly promised to you or override mandatory consumer rights.

The collection is being developed for Mauritius, California, Oregon, Washington, and Utah. Marketing a destination does not mean that every home or service there is available or approved for booking. The selected listing and accepted reservation confirm the actual location and service.

Reservations and eligibility

The “Booking Guest” is the adult responsible for the reservation. The standard minimum age is 25, subject to lawful, pre-disclosed property requirements and any written exception approved before booking. The Booking Guest must provide accurate information, be authorized to use the payment method, and stay at the home unless a different lead-guest arrangement is approved in writing.

The Booking Guest must give the traveling party the applicable rules and is responsible for their own conduct and for guests, visitors, or pets they authorize, to the extent permitted by law. A person booking for another traveler must disclose that arrangement before payment.

A booking request, availability display, or payment authorization alone is not confirmation. The reservation becomes confirmed when BluDoor sends written acceptance after any required owner approval and the initial payment conditions disclosed for confirmation have been satisfied. Future installments under an agreed payment plan do not prevent confirmation. Required pre-arrival checks may remain outstanding only if their nature, deadline, and consequences were disclosed before payment.

Required ID checks, screening, deposits, and payment schedules must be presented before the guest commits. The complete rental-agreement text, including any later signature requirement, must also be available before payment; merely announcing that an unspecified agreement will follow is not sufficient. BluDoor will not introduce a new commercial obligation through a later arrival message. Verification must be proportionate and applied lawfully and without unlawful discrimination; sensitive documents should use the designated secure process, not ordinary email or general portal chat.

If payment or a disclosed requirement is incomplete, BluDoor will explain the issue and any available correction deadline. A reservation may be declined or cancelled for a lawful, material reason, but that does not automatically entitle BluDoor to keep all money paid. Refund treatment follows the accepted terms and applicable law.

Pricing and payment

The displayed accommodation price will include unavoidable accommodation charges, such as mandatory cleaning, platform, and required damage-waiver fees, rather than revealing them only at the end of checkout. Government taxes or assessments may be shown separately only where permitted, with the complete amount payable disclosed before purchase.

Optional services require your affirmative selection. A pet-dependent charge becomes part of the displayed applicable total once you select a pet. BluDoor will not add an undisclosed mandatory payment-method or service charge after you have committed.

The checkout breakdown must show the accommodation charges, mandatory fees, selected pet fees, approved optional services, taxes, payment currency, amount due now, later payment dates, and any separate refundable deposit or authorization hold. Unless a different schedule is disclosed and agreed, payment is due in full when the reservation is confirmed.

“Accommodation Booking Total” means the accommodation price, mandatory booking charges, selected pet charge, required damage-waiver fee, and applicable lodging taxes shown for the stay. It excludes a separately refundable security deposit or card hold and separately purchased concierge services.

Any later scheduled payment requires advance disclosure of its amount or calculation, due date, and payment authorization. The checkout and receipt identify the payment recipient and expected statement descriptor. Your bank may impose its own exchange or card charges; BluDoor does not guarantee a bank’s exchange rate.

If a payment fails, contact BluDoor promptly. We may seek an alternative method or exercise a disclosed cancellation right after any required notice or cure opportunity. We will not unlawfully lock out an occupant, withhold essential services, or impose an undisclosed penalty.

Cancellations and refunds

Standard cancellation schedule

The schedule below applies to a cancellation before scheduled check-in, unless a different lawful rate or property policy was clearly identified and agreed before payment. Mandatory cancellation rights take priority, then the same-calendar-day row, then the remaining arrival-based rows. “Same calendar day” means the property’s local calendar date, not a rolling 24-hour period.

At exactly 72 hours, the 72-hour row applies; at exactly 48 hours, the 48-hour row applies, unless the same-day row or mandatory law overrides it. The fewer-than-48-hours row includes cancellations within 24 hours of arrival. The same-calendar-day rule applies only to cancellations received before scheduled check-in.

For an installment booking, the actual cash refund is the accommodation money collected less the applicable cancellation fee, never below zero, subject to any mandatory tax or other adjustment. No refund is promised for money never paid. Collection of an unpaid cancellation-fee shortfall requires a clearly pre-agreed, lawful obligation and appropriate authorization; it is not automatically authorized by the table. Future installments are stopped or reconciled under the accepted payment-plan terms and applicable law, without collecting more than the lawful amount due.

The cancellation percentage is a single fee, not a charge added on top of the entire retained accommodation amount. Taxes must be adjusted as required by law. A promised full accommodation refund includes the accommodation’s mandatory charges; BluDoor will not call a refund “full” while silently retaining its own cleaning, pet, platform, or waiver fee.

Separately approved concierge purchases have their own disclosed cancellation terms. Only actual, unrecoverable amounts permitted by those terms may be retained, with an itemized explanation and no double recovery. Refundable deposits are handled separately and are not cancellation penalties.

How to cancel

Submit a cancellation using the reservation’s cancellation feature, BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com. Clearly state that you are cancelling, and include the reservation reference; a general question about changing plans is not itself a cancellation.

The effective time is the recorded receipt of your clear cancellation request, not when a team member reads it. We will acknowledge receipt and provide the calculation. If the portal fails, use email and retain the delivery record; if neither channel works, retain evidence of your attempt for review rather than assuming an outage forfeits your rights.

Refund administration and mandatory rights

Eligible refunds go to the original payment method unless another lawful arrangement is agreed. BluDoor will provide the calculation and process refunds within the legally required period; bank posting time may differ. No policy requires you to accept a future-stay credit instead of a cash refund that is due.

Any statutory cooling-off period, cancellation entitlement, or required refund applies despite a “non-refundable” label or the same-day fee. A stricter property policy cannot remove a right that the law makes nonwaivable. Applicable destination protections are part of your booking terms.

California statutory cancellation protection

For a covered California hotel or short-term-rental reservation made 72 hours or more before check-in, you may cancel without penalty within 24 hours after confirmation; California law requires at least that cancellation window (California Civil Code § 1748.81, enacted by SB 644).

For a cancellation under that protection, BluDoor will refund all amounts paid to BluDoor for the reservation, including all fees it charged for optional services, to the original form of payment within 30 days of cancellation (California Civil Code § 1748.82).

This protection overrides the same-day fee, ordinary cancellation percentages, and any conflicting optional-service deduction. The statute contains specific exemptions, including qualifying nonpublic negotiated rates and certain undisclosed-property bookings; no exemption will be assumed merely because a rate is described as non-refundable (California Civil Code §§ 1748.81–1748.84).

Changes, no-shows, and extended stays

Date changes, extensions, different homes, and guest-count changes require written confirmation and may change the price. A proposed change does not cancel the original booking. The applicable cancellation policy continues unless a replacement agreement expressly changes it; changing dates must not be used to conceal a lost refund right or avoid an agreed cancellation charge.

Late arrival, unused nights, early departure, and a no-show do not ordinarily create a voluntary refund right. Mandatory rights and remedies for BluDoor’s failure to provide the contracted stay remain available. If arriving late, contact BluDoor so arrival arrangements can be coordinated.

Weather, airline changes, illness, road closures, and personal travel disruption do not automatically qualify for a discretionary refund. If the home is unavailable, unsafe, or cannot lawfully be supplied, the separate BluDoor-cancellation and service-remedy rules apply. Travel insurance is optional; BluDoor does not promise that a policy covers a particular event.

Extended stays require a location-specific agreement covering payments, utilities, housekeeping, deposits, cancellation, access, and termination before payment. No single number of nights in this document determines whether tenancy or residential protections apply. Applicable occupancy and possession rights cannot be contracted away by simply calling a stay a vacation.

If BluDoor later accepts bookings through another platform, the terms disclosed and accepted on that channel and mandatory law govern that booking. Direct-booking rules will not be substituted retroactively.

Arrival, departure, and access

Unless clearly disclosed otherwise before booking, check-in is from 4:00 PM and checkout is by 10:00 AM, in the property’s local time. Early arrival and late departure require approval, depend on availability, and may have a pre-agreed charge.

Your Guest Portal, internal messaging, or pre-arrival email will provide the arrival arrangements, address, access method, parking information, and local support instructions. Access may use a smart lock or another property-specific method; no universal keyless-entry promise is made.

Complete the pre-disclosed arrival requirements on time, protect your access credentials, and do not share them outside the approved party. Return keys, remotes, and passes as instructed. Documented loss or replacement costs may be charged only as authorized and lawful.

For a lockout, check the arrival instructions, then use the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com and follow the property’s urgent-support instructions. Do not force a lock, climb into the home, or attempt electrical or gas repairs.

Occupancy and house rules

The listing must disclose maximum overnight occupancy, visitor limits, quiet hours, parking, pet eligibility, significant hazards, monitoring devices, and material community restrictions before payment. An arrival guide may explain how to follow those rules but may not introduce undisclosed material charges or change the accepted cancellation terms.

  • Guests and visitors: Stay within lawful capacity and the accepted visitor limits. Request written approval before adding guests or arranging gatherings.
  • Events and commercial activity: No parties, weddings, ticketed gatherings, filming, or commercial shoots without written approval and any required separate agreement, permits, or insurance. Approval cannot override a local prohibition.
  • Smoking and flames: No smoking or vaping indoors. Outdoor rules, fire restrictions, grills, candles, and fireworks must follow the listing and applicable safety requirements.
  • Community care: Respect quiet hours, parking spaces, trash instructions, neighboring property, shared areas, and posted restrictions.
  • Safety equipment: Do not disable alarms, locks, pool barriers, or disclosed monitoring equipment. Report a malfunction instead.
  • Lawful use: No unlawful activity, prohibited weapons, unauthorized subletting, or transfer of the reservation. Ordinary lawful remote work is not automatically treated as a prohibited event.

For a material breach, BluDoor may request correction, seek documented lawful charges, or terminate the stay through a lawful process. There is no automatic forfeiture of every payment for any minor breach and no authorization for unlawful eviction or self-help lockout.

Pets and assistance animals

Pets are allowed only at designated pet-friendly homes under the disclosed pet limits and fee. Obtain approval before booking, supervise and control the pet, follow property restrictions, remove waste, and promptly report damage.

Unauthorized pets may lead to a request to remove the animal through a lawful process and documented additional cleaning or damage charges. No unspecified automatic administrative fine is created by this policy.

Service animals and other legally protected assistance animals are not treated as ordinary pets where the applicable law requires accommodation. In covered accommodation, BluDoor will not require a pet fee, prohibited documentation, or advance permission as a condition of lawful service-animal access. Contacting the concierge in advance to discuss access features is welcome, not a blanket permission requirement.

Actual animal-caused damage may be charged on the same lawful basis as other guest-caused damage, without a disability surcharge. Assistance-animal requests are handled under the rules applicable to the selected accommodation and destination, including any different protections for emotional-support animals.

Damage waiver, deposits, and claims

If a damage waiver is required for your selected stay, its full terms, fee, covered events, limits, exclusions, reporting deadline, claim process, and territorial eligibility are disclosed before payment. Only the waiver expressly included in your reservation applies; this general policy does not itself provide damage coverage.

A damage waiver is a contractual allocation of certain damage costs, not insurance unless the actual product is expressly identified as insurance. Your reservation's full waiver terms explain the protection that applies.

Any separate refundable deposit or card authorization requires a disclosed amount, purpose, collection or hold timing, permitted deductions, release process, and applicable deadlines. A waiver does not automatically authorize a second deposit, and neither arrangement allows BluDoor to recover the same loss twice.

Please report damage promptly through the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com. Ordinary wear and tear is not guest damage. Whether an accident, stain, negligence, theft, unapproved pet, or unreported incident is covered depends on the actual waiver terms included in your reservation.

For a proposed charge, BluDoor will provide a reasonable description, supporting evidence, and an itemized calculation, and explain how to respond or dispute it. Any deadline must be lawful and must not eliminate statutory rights. Charges must be proportionate, account for applicable depreciation and recoveries, and exclude unsupported penalties or automatic betterment of the home.

Card-on-file collection requires appropriate authorization and compliance with payment rules and law. You retain applicable payment-dispute and chargeback rights; contacting BluDoor first is encouraged but is not a waiver of those rights.

Property care, entry, and monitoring

Use amenities only as instructed and supervise children and anyone in your care appropriately. Review listing information about stairs, pools, hot tubs, balconies, docks, water access, fireplaces, terrain, wildlife, and seasonal restrictions; do not assume that an amenity is supervised or suitable for every guest.

Guests must not undertake repairs or alter the property without approval. Report unsafe conditions promptly and do not use an unsafe feature while awaiting assistance. Guest responsibility does not excuse BluDoor’s or an operator’s own legal safety duties.

Entry by BluDoor, the owner, or vendors must be for a lawful, legitimate purpose with the notice or consent required in that location. Emergencies may justify immediate access only to the extent legally permitted. Routine inspections, maintenance, landscaping, and pool care should be coordinated and disclosed; a vague concern is not unlimited permission to enter.

BluDoor prohibits cameras or audio-recording surveillance in private guest interiors and surveillance directed into spaces where guests reasonably expect privacy. Any permitted exterior device is identified before booking by location, operating status, and what it captures. Noise monitors, if used, measure levels without recording conversations. The Privacy Policy explains associated data handling.

The BluDoor Standard and service remedies

Each contracted home should be professionally prepared and materially as described, with the advertised sleeping arrangements and essential systems suitable for the stay. The listing must distinguish included amenities from requested or seasonal services.

Report an access, cleanliness, utility, safety, or material amenity issue as soon as reasonably possible through the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com. Include the reservation reference and photographs if safe and useful. Prompt reporting helps us investigate; failure to discover a hidden issue immediately does not automatically forfeit a remedy.

BluDoor will investigate and make reasonable efforts to correct a verified issue. Depending on severity, duration, and effect, remedies may include cleaning, repair, replacement, vendor assistance, an appropriate refund, or a mutually agreed alternative. You should allow reasonable access for a remedy when safe and lawful, but are not required to remain in dangerous accommodation.

Minor cosmetic variation is different from a material loss of an advertised essential feature. Weather or third-party involvement does not automatically excuse BluDoor from an obligation or refund required by the contract or law. Unless expressly included in your reservation, BluDoor does not guarantee a specific response time, uninterrupted internet service, an identical replacement home, or a 24/7 staffed messaging channel.

If BluDoor cannot provide the stay

If a home becomes unavailable or materially unsuitable, BluDoor will explain the situation promptly and discuss options. Another home, changed dates, or future credit requires your agreement; an owner’s withdrawal does not automatically transfer the financial loss to the guest.

If BluDoor cancels before arrival because it cannot provide the stay and you do not accept an alternative, the Accommodation Booking Total paid for the cancelled stay will be refunded. For a disrupted stay already underway, unprovided accommodation will be refunded and any additional required remedy assessed. Applicable taxes, fees, deposits, and separate services are reconciled lawfully, including any mandatory optional-service refund. Lawful termination for a guest's material breach is assessed separately under the accepted terms and applicable law, without automatic forfeiture or duplicate recovery.

Foreseeable operational errors and events beyond control must be assessed under the actual circumstances, not used as a blanket “force majeure” excuse. Claims for other losses are addressed in the Terms & Conditions subject to mandatory law and their liability exceptions.

Concierge services and lost property

Optional chefs, transport, provisioning, wellness services, experiences, and other arrangements depend on actual destination availability. Before commitment, BluDoor will identify the provider, its own role, the price, any BluDoor service fee, relevant restrictions, cancellation terms, and any separate agreement.

No purchase is authorized merely by asking for a recommendation. A supplier’s terms do not excuse BluDoor’s own misrepresentation or negligence. Share only the information needed for the service; sensitive health or access information should follow the privacy process.

For a lost item, send its description and the stay details through the support channels. We will make reasonable efforts to locate it, without guaranteeing recovery. Shipping, handling, and any storage arrangement must be explained and agreed before charge, with property handled under applicable law.

Communication, privacy, and policy versions

Use the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com for reservations, arrival problems, maintenance, and concierge requests. For general inquiries or privacy requests, use info@bludoorcollection.com.

For an immediate threat to life, health, or safety, contact local emergency services first. Once safe, notify BluDoor through the Guest Portal, internal messaging, concierge email, or the property-specific instructions. Portal messages and email are not emergency-dispatch services and must not be relied on for an immediate response. Follow the local urgent-contact instructions supplied for your property.

Necessary reservation messages are separate from optional promotional email, SMS, or tracking choices. The Privacy Policy describes data use and available choices; accepting a booking is not blanket consent to marketing, sensitive-data processing, or advertising tracking.

The accepted policy version and property addenda are retained with the reservation and provided in a durable confirmation. Later changes apply prospectively, unless law requires otherwise or you agree to a change. Necessary safety instructions may be updated without silently changing price, refunds, or other accrued rights.
