These terms explain what you review and accept when submitting a BluDoor reservation. They work with the Guest Booking Policy, Terms & Conditions, property disclosures, and any specifically agreed addenda; visiting this page alone does not create a reservation or authorize a payment.
Your reservation summary
Before payment, review the details displayed for your selected stay:
- Property and responsible parties: The home, destination, accommodation supplier, operator, BluDoor's role, payment-collecting entity, and any required permit information.
- Dates and guests: Check-in and checkout dates, property-local times, approved occupancy, visitor limits, and any selected pet arrangements.
- Total price: Accommodation charges, all mandatory fees, selected options, applicable taxes, complete payable total, and payment currency.
- Payment schedule: The amount due now, any later installments and dates, payment recipient, and any separate refundable deposit or card hold.
- Cancellation terms: The applicable policy, cancellation deadlines, calculation basis, and any mandatory destination protection.
- Damage protection: Any required waiver's fee, full terms, limits, exclusions, reporting process, and territorial eligibility, together with any separate deposit terms.
- Property requirements: House rules, material hazards, accessibility features, permitted exterior devices, and any ID, screening, or rental-agreement requirements and deadlines.
- Confirmation conditions: Whether owner approval is required, whether a payment is charged or only authorized while approval is pending, and when the booking becomes confirmed.
The amount due now may be an installment rather than the complete stay price. Optional purchases require your affirmative choice, and unavoidable accommodation fees are included in the applicable displayed accommodation price. Government taxes may be shown separately where permitted, but the complete payable total is disclosed before purchase.
The full text of any required rental agreement is available before payment, even if a signature is due later. Please ask for clarification through the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com before proceeding if any material term is unclear.
Booking acceptance
When you affirmatively accept the booking terms and select the final booking button, you submit the reservation under the displayed confirmation and payment conditions. You agree to the linked Terms & Conditions, Guest Booking Policy, displayed cancellation terms, property house rules, and specifically identified addenda made available before payment.
You confirm that your information is accurate, you are authorized to use the payment method, and you satisfy the minimum booking age displayed for the home or have an approved exception. Your payment authorization covers the displayed payment and any clearly disclosed later scheduled payments, not unrestricted future charges.
A request or card authorization is not a confirmed stay until BluDoor sends written acceptance after any required owner approval and the initial payment conditions disclosed for confirmation have been satisfied. Future installments under an agreed payment plan do not prevent confirmation. Any remaining pre-arrival requirements, deadlines, and consequences are disclosed before payment.

A property, rate, or destination addendum changes a standard rule only when that change is clearly identified and agreed before payment. Mandatory law takes priority, and no summary or document-priority rule removes a benefit expressly promised in your booking materials.
Cancellation summary
The following standard applies unless a different lawful rate or property policy was clearly identified and agreed before payment. Mandatory legal cancellation rights take priority. For cancellation before check-in, apply the same-property-local-calendar-day rule next; otherwise use the arrival-based tiers. “Same calendar day” means the property's local calendar date, not a rolling 24-hour period.

Accommodation Booking Total includes accommodation, mandatory booking charges, selected pet charges, required damage-waiver fees, and lodging taxes. Separately refundable deposits or holds and separately purchased concierge services are excluded; taxes are adjusted as required by law.
At exactly 72 hours, the 72-hour tier applies; at exactly 48 hours, the 48-hour tier applies, unless the same-day rule or mandatory law overrides it. The fewer-than-48-hours tier includes cancellations within 24 hours of arrival.
For a part-paid booking, the cash refund is accommodation money collected less the applicable cancellation fee, never below zero, subject to mandatory adjustments. Any unpaid fee shortfall requires a clearly pre-agreed lawful obligation and appropriate authorization, not an automatic charge under this table. Future installments are stopped or reconciled under the accepted payment-plan terms and applicable law, without collecting more than the lawful amount due.
The fee is deducted once, not added to an already retained total. A full accommodation refund includes mandatory accommodation charges, while separately approved concierge purchases follow their own disclosed cancellation terms without double recovery.
California statutory cancellation protection
For a covered California hotel or short-term-rental reservation made 72 hours or more before check-in, you may cancel without penalty within 24 hours after confirmation; California law requires at least that cancellation window (California Civil Code § 1748.81, enacted by SB 644).
For a cancellation under that protection, BluDoor will refund all amounts paid to BluDoor for the reservation, including all fees it charged for optional services, to the original form of payment within 30 days of cancellation (California Civil Code § 1748.82).
This protection overrides the same-day fee, ordinary cancellation percentages, and any conflicting optional-service deduction. The statute contains specific exemptions, including qualifying nonpublic negotiated rates and certain undisclosed-property bookings; no exemption will be assumed merely because a rate is described as non-refundable (California Civil Code §§ 1748.81–1748.84).
Requests and refunds
To cancel, use the reservation cancellation function, BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com and clearly identify the reservation and cancellation request. The relevant timestamp is receipt of the request, not when staff read it; see the full Guest Booking Policy.
Eligible refunds return to the original payment method unless another lawful arrangement is agreed, within the applicable legal deadline. A required cash refund will not be replaced with compulsory future credit. If BluDoor cancels before arrival because it cannot provide the stay and no alternative is accepted, the Accommodation Booking Total paid for the cancelled stay is refunded; deposits and separate services are reconciled lawfully.
Late arrival, early departure, no-shows, and guest-requested changes follow the Guest Booking Policy and mandatory law. Lawful termination for a guest's material breach is assessed separately, without automatic forfeiture of all payments or duplicate recovery.
Damage and property responsibility summary
Only a waiver expressly included in your reservation and its actual, pre-disclosed terms determine whether damage is covered. This page does not itself provide damage coverage. A waiver is not unlimited protection and is not insurance unless the actual product is expressly identified as insurance.
Report damage promptly through the BluDoor Guest Portal, internal messaging, or concierge@bludoorcollection.com. Ordinary wear and tear is excluded from guest damage claims; any uncovered charge requires a lawful basis, reasonable evidence, an itemized explanation, and appropriate payment authorization.
The Booking Guest remains responsible for their own conduct and authorized guests, visitors, or pets to the extent permitted by law. No clause authorizes unlimited penalties, duplicate recovery, or a waiver of lawful payment disputes.
Privacy notice and separate optional choices
The Privacy Policy explains how reservation and website data is handled. Necessary transactional messages are separate from optional marketing, and accepting the booking contract is not consent to all data processing.
You do not have to accept promotional email or SMS to book. Where marketing subscriptions are offered, they use a separate optional choice, and you may unsubscribe without affecting your reservation.
Applicable cookie, advertising, sensitive-data, or biometric choices are separate from acceptance of the booking contract. Please do not send full card details, security codes, passwords, or unnecessary medical records through ordinary email or general messaging.

For an immediate threat to life, health, or safety, contact local emergency services first. Once safe, notify BluDoor through those channels or the property-specific instructions; portal messages and email are not emergency-dispatch services and do not guarantee an immediate response.
